Problem: Rot in window frame at joint with seal.

Method:
I began by supporting the top of the frame from the ground to keep frame integrity.

Remove trim to expose rotted wood. In this case, it was preferable to replace a piece of the upright rather than whole member. Cut is made above rotted area and a half lap joint created at the same time using a tenon saw. Clean out joint with a sharp chisel. Reproduce rotted member from similar stock using a power planer and saw. Make length exact to retain frame integrity. Fit piece.

Glue together half-lapped joint, clamp and screw. No glue is used on the bottom joint where it meets the sill. This area was pre-treated with linseed oil. This joint was made with countersunk screws.

Remove uprights. Re-attach trim using galvanised nails and fill any holes with window putty. Remove cracked or loose putty and apply new putty.
The sill is a native hardwood and relatively unaffected, since it was last painted 14 years ago. It required a coating of Boiled Linseed Oil mixed with turpentine and when dried, sanding and painting.

After the putty has had a few days to set, prime bare areas and paint the whole window using at least two coats over newly primed areas.
Use an exterior oil based primer to give best protection. I used Zinsser Cover Stain Primer, it has low VOC’s and dries in 30 minutes. I then used an acrylic top coat. Most generic house brands are good.

Paint generally needs to be attended to every five years on a wooden house, before it starts peeling. If it has started to peel, the paint membrane is compromised and will take extra effort to bring back.
These windows had not been worked on for fourteen years and most of the Window Putty needed replacing. Luckily, the joinery had not sustained much damage.

This window rotted because it was in a shaded area and the shade above was not sealed to the house. I repaired this fault also. Often window rot can be traced to another cause than solely neglect, i.e. leaking or blocked gutters, missing gutters, no drip edge above a window.

Tools: Tenon Saw, Power Plane, Hammer, Drill, Screw driver, Stanley Knife, Saw horses, Wood clamp

Materials: Galvanised nails & screws, window putty, dimension lumber , Linseed oil & Turpentine, wood glue.

Lesson: Moisture should be kept away from Wooden Windows and Door Joinery
